The notarial contract

The notarial purchase contract (escritura) is required for the title registration of the new owner in the registry.

In addition to the personal data of the parties, the notary certificate contains a precise description of the property, the information of existing charges, the purchase price, and payment conditions. The notary has to check the identities of purchaser and seller and he has to check that the urban rate (IBI) has been paid.
